ELEVATORS AND MAINTENANCE

Elevators are one of the main mobility and accessibility systems for buildings, homes, and businesses. There are elevators of different models that adapt to different needs:

– With reduced pit. – Freight elevators. – For single-family homes.

According to the type of drive, they are distinguished as: – Hydraulic – Electric.

Elevator maintenance ensures proper operation and user safety; this safety is paramount in these mobility systems, and therefore, maintenance contracts are mandatory.

Poor maintenance service poses a danger to all users, and failing to keep the mandatory inspection up to date entails financial penalties from the Administration.

Like any machinery, elevators experience wear and breakdowns; their maintenance detects, prevents, and resolves any issues, ensuring user protection, hence the importance of inspections and mandatory maintenance.

Maintenance work is carried out through periodic inspections which are: monthly, quarterly, semi-annual, and annual. These inspections are performed by specialized professionals who are responsible for checking different elements and conditions in compliance with current regulations: – Lighting elements, buttons, shock absorbers, doors
– Machine room, condition of the guides, condition of suspension cables
– Shock absorbers, safety gear, brake shoes, speed governor
– Condition of suspension cables.

The technicians in charge of elevator maintenance, during the annual inspections, check: – Condition of cables, pulleys, fastenings, detectors, switches
– Counterweight ties, safety gear, and elevator joints…

During the semiannual inspections, they check: – Panels and protections. – Emergency lights, cable tension…

Every three months they perform the following tasks: – Cleaning of the pit, machine room, and door sills. – Check the motor oil level and brake condition. – Detect possible leaks.

Chemical product manufacturing companies have the responsibility to supply effective products for elevator cleaning and maintenance work:
